What is HVAC Hygiene?

HVAC Hygiene is more than just a process, it is a niche’ Indoor air quality service within Airconstruct H.V.A.C that we call Airhygiene. We realized in 2008 that HVAC Hygiene should be a part of any HVAC contractors core business so began a journey of self education and investment in equipment.

We are passionate about indoor air quality which is why I have invested substantially in our Indoor Air Quality remediation and testing equipment and developing processes for our team which exceed NADCA requirements.

We see ourselves as the custodians of the air people breath in buildings, so we approach our work with diligence and due care.

Our RTO application for our training company wwww.airhygienetraining.com.au is well underway and with the expected A.S.Q.A. approval timeline, we will be training and issuing these certificates by September 2021.

In the State of Queensland, HVAC Hygiene and Remediation work is classed as Mechanical Services – airconditioning works, and anyone undertaking this work is required to be appropriately licenced with the Queensland Building Construction Commission.

Indoor Environmental Quality

It is generally recognised that Australians spend 90% or more of their time indoors either relaxing or working. Until recently relatively little research has been done on the quality of air in our homes, offices, schools, recreational buildings, restaurants, public buildings or even inside cars.

Less than acceptable indoor air quality can result in significant adverse impacts on our health and environment. Furthermore these impacts carry significant cost burdens to the economy. The C.S.I.R.O. estimates that the cost of less than acceptable indoor air quality in Australia may be as high as $12 billion per year. In recent years comparative risk studies performed by the US EPA and its Science Advisory Board have consistently ranked indoor air pollution among the top five environmental risks to public health.

Definition of Indoor Air

The National Health and Medical Research Council (NHMRC) define indoor air as; “Air within a building occupied for at least one hour by people of varying states of health”

This can include the office, classroom, transport facility, shopping centre, hospital and home. Indoor air quality can be defined as the totality of attributes of indoor air that affect a person’s health and wellbeing.

As commercial buildings and dwellings have become better sealed from the external environment, pollutants being released from indoor sources are being found at higher concentrations.

Indoor air quality can be adversely affected by other pollutants such as fungi, microbial contamination, house dust mites, particulates and air toxics such as formaldehyde and other volatile organic compounds.

Resolving indoor air quality problems

Investigating and resolving indoor air quality problems can be complex.

However identifying the likely cause and controlling it should minimise health and comfort concerns and maintain or increase productivity. The Building Manager may choose to employ a Mechanical Services contractor who has an in-house specialist in this field or an Occupational Hygienist to conduct the indoor air quality investigation.

We have invested over 40K in duct cleaning equipment, indoor air quality analysing equipment, and personnel training to be able to offer this unique service. Our Director David Jones is currently studying to be A WELL Building Accredited Practitioner. The WELL standard is now the international benchmark for Indoor Environmental Quality in premium building stock, and when you step inside a WELL certified building, you can have confidence that the building has been designed, and is operated with your well being in mind.

NADCA protocols

David Jones has completed NADCA Training and is an Air Systems Cleaning Specialist (A.S.C.S) As well as this, Jones and his team are currently developing a Certificate 3 Indoor Air Quality (HVAC Hygiene) which will be full of Australian content which will be better suited to the Australian climate, than the international NADCA program.

Qualified

All Airhygiene Airhygienists are mentored by Trade Qualified HVAC Technicians and are constantly involved in professional development courses. Our team also developed Australia’s only Nationally Australian Skills Quality Authority (ASQA) recognised competency for Airconditioning Hygiene (NAT10829).

Indoor Air Quality

When we talk about IAQ Audits, we need to consider this as just one piece of the entire Indoor Environmental picture, other factors can include, light, sound, other pollutants so we  need to remember that when we conduct an indoor air quality audit, our expertise lies in discovering where the HVAC system is playing a part in the grand scheme of things. Sometimes we need multi discipline stakeholder engagement to get to the bottom of a complex IAQ issue.  The Grey Wolf Advanced Sense,and Fluke Air Meters that we use, allow us to see the air as a picture, and is the basic first step in any IAQ audit.

Implementation

How does Airhygiene get put into play?

In the case of commercial premises, it often begins with a walk through inspection to gather information using our Greywolf IAQ analyser to see what the internal conditions are like, if they are conducive to mould and what are the temperature humidity and  C02 levels. We may survey the building occupants and their locations, movements, tasks, and note any symptoms they may be experiencing. We then carefully examine the inside of the building’s air conditioning and ventilation systems to discover what possible contaminants could be present, which often involves taking samples for laboratory testing and determining how people could be exposed in order to formulate corrective actions.
